Si tratta della più estesa villa suburbana di Roma, situata al V miglio della Via Appia, in un'area dove secondo la tradizione si svolse il combattimento tra gli Orazi e i Curiazi. La villa apparteneva ai due fratelli Sesto Quintilio Condiano e Sesto Quintilio Valerio Massimo, importanti personaggi del tempo di Antonino Pio e Marco Aurelio, consoli nel 151 d.C. L'imperatore Commodo li fece uccidere nel 182 d.C. per impossessarsi dei loro beni, compresa la villa, che rimase di proprietà imperiale almeno fino alla fine del III secolo. L'attuale ingresso della villa sitrova su Via Appia Nuova, dove è allestito un Antiquarium. Nel lato verso l'Appia Antica sono visibili i resti di un ninfeo monumentale, trasformato in castello in epoca medievale, e che costituiva l'ingresso originario della villa. Attraverso un grande giardino-ippodromo si accede al settore residenziale, costituito da un vasto cortile rettangolare su cui affacciavano stanze per banchetti dotate di impianti di riscaldamento, decorate da marmi preziosi. Gli ambienti privati della villa comprendevano le stanze da letto,criptoportici, ambienti di servizio e sale termali. Nel settore verso la Via Appia Nuova si trovano le strutture più imponenti del complesso, rappresentate dagli impianti termali: il frigidario, costituito da una grande sala centrale con due vasche per l'acqua fredda ai lati e con il pavimento in marmi policromi, e il calidario (ambiente con acqua calda). Oltre a questi si trovano una serie di ambienti più piccoli con impianti di riscaldamento e vasche. Un altro settore della villa era occupato da un circo, del quale restano scarse tracce. Durante gli scavi condotti nell'Ottocento sono state rinvenute alcune tubature di piombo per l'acqua su cui erano impressi i nomi dei Quintili, che hanno permesso di individuare i proprietari della sontuosa villa. Il 27 settembre 2013 è stato inaugurato il Giardino dei Patriarchi, un giardino davvero speciale, dove sono conservati i “gemelli” degli alberi monumentali più significativi di tutte le regioni d'Italia.
