L'edificio, inaugurato il 13 luglio 2022, è stato progettato da BIG , lo studio dell'architetto danese Bjarke Ingels , in collaborazione con Barcode Architects di Rotterdam . Lo Sluishuis si trova all'ingresso di Steigereiland , il che lo rende un edificio iconico di IJburg Origine e costruzione All'inizio del 2016, il comune di Amsterdam ha lanciato un concorso per un edificio simbolo sull'Haringbuisdijk, all'ingresso di Steigereiland, di fronte alle case di Marlies Rohmer . Il progetto prevedeva un edificio residenziale di almeno 35.000 metri quadrati, con spazio per case galleggianti. Il progetto vincitore è nato dalla collaborazione tra due studi: lo studio danese BIG ( Bjarke Ingels Group) e lo studio Barcode Architects di Rotterdam . Hanno progettato un edificio alto 52 metri con facciate inclinate e una grande apertura sul davanti, che consente il passaggio delle barche sotto. È stato progettato anche un molo attorno all'edificio. Il secondo posto nel concorso, a cui hanno partecipato quattro parti, è andato a un progetto dello studio olandese Neutelings Riedijk Architects . La prima volta che BIG ha progettato un edificio nei Paesi Bassi è stata la Terrace Tower , sulla Zuidas ad Amsterdam. BIG aveva precedentemente utilizzato la forma di un blocco edilizio chiuso in cui gli angoli sono "sollevati" per l' edificio VIA 57 West a Manhattan . Uso e ambiente Lo Sluishuis ha 442 appartamenti, di cui 369 sono in affitto (principalmente nel segmento di fascia media) e 73 sono occupati dai proprietari . La superficie degli appartamenti varia tra 40 e 180 metri quadrati. Intorno all'edificio c'è un molo con spazio per 34 case galleggianti . Il molo gira intorno all'intero edificio. Lo Sluishuis è stato costruito sopra l'acqua del Buiten-IJ , consentendo alle barche di ormeggiare "all'interno" dell'edificio. La forma unica fa sembrare l'edificio "galleggiare" sopra l'acqua. Il cortile ha spazio per una caffetteria e una palestra. La facciata dell'edificio presenta due scale che, passando per le terrazze, conducono al tetto, dove si trova un percorso pedonale e si gode di una vista sulla città. L'accesso a questo percorso pedonale è stato incerto per un po' di tempo. L'accesso è gestito dall'associazione dei proprietari di casa dell'edificio (VVE) , che può decidere di aprire il giardino pensile solo per periodi limitati.
